Fascia replacement means stripping the failed board off the edge of your roof, fitting a new one, and hanging new guttering off it. On a lot of Brisbane homes the soffit — the lining under the eave — has gone at the same time, because whatever soaked the fascia has usually run back into the eave as well.

It is not the same job as a straight re-gutter. A re-gutter assumes the board behind the gutter is still sound. This job is for when it is not, and new gutter screwed into soft timber or rusted-out steel simply will not stay up.

Fascia, soffit and gutter: three different things people call the same thing

Almost every quote request we get calls the whole roof edge “the gutters”. It is actually three separate components, and knowing which one has failed is the difference between a cheap job and an expensive one.

Fascia

The fascia is the vertical board running along the edge of the roof, capping off the ends of the rafters. Stand in the yard and look at the roofline — the fascia is the face you can see, sitting directly behind the gutter. It closes the roof cavity off from weather and vermin, and it carries the guttering, because every gutter bracket on the house is fixed into it.

Soffit

The soffit is the horizontal lining underneath the eave — the flat surface you see when you stand under the overhang and look up. Most people in Queensland call it the eaves lining. It is usually fibre cement sheet on timber battens, sometimes with vents let into it so the roof cavity can breathe. Where the fascia is vertical and structural, the soffit is horizontal and is doing a lining job: closing the underside of the eave and letting air move through the roof space.

They meet at a right angle. Fascia on the face, soffit underneath, and the two of them together box in the open end of the eave.

Gutter

The gutter is the channel that catches the water off the roof sheets and carries it to the downpipes. It is a separate component, bolted to the fascia. It is the only one of the three you are meant to be able to take off and replace on its own.

Why it matters: a stained, sagging soffit is nearly always a symptom, not the fault. Water is getting past the gutter or the fascia and running back into the eave. Re-sheeting the soffit without fixing what is above it just gives you a fresh sheet to stain.

One exception worth ruling out first. If there is no separate board behind your gutter at all — if the fascia and the gutter are obviously one continuous pressed piece of steel clipped to the trusses — that is an ACE Nu-Line system, not a conventional roofline, and it comes off and gets rebuilt a completely different way. Metal fascia or timber fascia?

Brisbane housing stock is mixed, so both turn up constantly, often on the same street.

• Timber fascia — the standard on Queenslanders, post-war workers’ cottages and most brick-and-tile builds. It is painted, and the paint is the only thing holding the weather off it. Once that film cracks or the gutter behind it starts weeping, water gets into the board and it rots from the back where nobody can see it.
• Metal fascia — a steel board or capping, common on newer builds and on homes that have already had the roofline redone once. It does not rot and it does not need repainting. It does rust, and it does it along the bottom edge and around the bracket fixings, where two bits of steel meet and hold water after every storm.

When timber fascia comes off, a lot of Brisbane homeowners go back on with metal, because it takes maintenance off the list permanently — no more scaffolding a two-storey house to repaint a board. Why fascia fails on Brisbane homes

Fascia sits in the worst position on the whole house. It gets rained on directly, runs wet every time the gutter overflows, bakes between storms, and never gets inspected because the gutter is bolted over the top of it.

Rot in timber fascia on older Brisbane houses

This is the big one here. Brisbane has an enormous stock of Queenslanders and post-war timber homes, and every one of them has a painted timber board around the roofline. Those boards fail from the hidden face first. A weeping gutter join or a downpipe that has never drained properly keeps the back of the board damp, and the timber goes soft while the front still looks like it has years left in it. That is why rot is almost always found on the day the gutter comes off, not before.

Summer storms

A Brisbane summer storm does not drop rain gently. It dumps it, sideways, in a few minutes, and the whole roof catchment tries to get through the gutter at once. Anything already weak takes the loading — a full gutter is heavy, wind gets under the roof edge, and brackets that were marginal start pulling. Hail and falling branches do the rest. Fascia does not usually fail because of one storm. It fails because it takes that hit every wet season and never fully dries out in between.

Leaf litter in the leafy suburbs

The western and northern suburbs are heavily treed, and gum leaves, bark and seed pods pack a gutter solid. Blocked gutters do not just overflow over the front lip — they hold a wet mass of debris hard up against the back of the gutter and the face of the fascia, permanently, all year. That is the single most reliable way to rot a timber fascia and rust out the bottom of a metal one. If your place sits under trees, the fascia behind the gutter is the part paying for it.

Signs your fascia or soffit needs replacing

Most people notice the gutter first and the board behind it second. These are the ones worth doing something about:

• Gutter sagging or pulling away from the roofline, even after it has been re-fixed
• Brackets that will not hold — screws spin in the hole, or pull straight back out
• Paint on the fascia bubbling, flaking or peeling away in long strips
• Timber that gives when you press it, or splits and crumbles at the ends
• Rust blisters, streaking or holes along the bottom edge of a metal fascia
• Eaves lining stained, bubbling, sagging or dropping away from the battens
• Gaps or daylight between the fascia and the roof sheets — and possums or birds getting in through them
• Water marks running down the exterior wall directly under the gutter line
• A musty smell or visible damp in the eave after heavy rain

Worth saying plainly: if the guttering has rusted out but the fascia behind it is still solid timber or sound steel, you do not need this job. Why fascia and gutter get done together

The blunt version: you cannot hang new gutter on rotted fascia. Every bracket screws into that board. If the board is soft, or rusted through, there is nothing for the fixings to bite into. Put new guttering on a failed fascia and you get the same sag and the same leaks back inside a couple of wet seasons, except now you have paid for gutter that has to come off again.

It runs the other way too. The gutter has to come off before anyone can touch the fascia — there is no getting at the board with the guttering still bolted to it. Old guttering rarely goes back on cleanly once it has been stripped, and if it has been on there long enough to rot the board behind it, it is near the end of its life anyway.

Same access, same equipment, same day on site. Doing the two together is almost always cheaper than doing them one after the other, and it is the only way to know the new gutter is fixed to something that will hold it.

What affects the cost

We quote on the property, not off a flat rate, because no two rooflines are the same. What moves the price:

• Length of roofline — the linear metres of fascia and gutter around the house
• How much of it has actually failed — one elevation, or the full perimeter
• Timber or metal fascia — different materials, different amounts of work to strip off
• Whether the soffit is coming into it — eaves lining that has to be re-sheeted adds material and labour
• Single or double storey — height changes the access, the equipment and the time, and Brisbane has plenty of high-set homes
• Site access — steep pitches, sloping blocks, tight side boundaries and mature trees over the roofline all add time
• Condition of the rafter ends — if moisture has gone past the fascia into the framing, that gets sorted before new fascia goes on

What is the difference between fascia and soffit?

The fascia is the vertical board on the face of the roof edge, behind the gutter. The soffit is the horizontal lining underneath the eave — what you see looking up from below. Fascia is structural and carries the guttering. Soffit is a lining that closes the underside of the eave and lets the roof cavity breathe.

Is soffit the same as eaves lining?

Yes. Soffit is the technical term and eaves lining is what most people say in Queensland. Same thing — the sheeting under the overhang.

Should I replace timber fascia with metal fascia?

It is a common choice because metal does not rot and does not need repainting, which matters a lot on a two-storey house. It is not automatically right for every home though — on a character Queenslander the profile and the look are worth thinking about. We go through the options at quote stage rather than pushing one at you.

Can rotted fascia just be repaired?

An isolated damaged section can sometimes be cut out and replaced. But rot travels along the board, and filling or painting over soft timber only hides it. Once the fixings will not hold, replacement is the only fix that lasts.

My eaves lining is stained and sagging. Do I just need new sheets?

Usually not. Stained or dropping soffit means water is getting into the eave from above — an overflowing gutter, a failed fascia, or something on the roof. New sheeting on its own will stain again. We find where the water is coming in first.

My gutter keeps sagging even after it has been re-fixed. Why?

That is the classic sign the fascia has gone rather than the gutter. If the board the brackets screw into is soft or rusted through, no amount of re-fixing holds, because there is nothing solid for the screws to grip.

My fascia and gutter look like one single piece of steel — is this the right page?

Do the trees over my house make this worse?

Yes. Packed leaf litter holds a wet mass against the back of the gutter and the face of the fascia all year round, which is exactly the condition timber rots in and steel rusts in. If you are under gums, keeping the gutters clear does more for the fascia than anything else you can do.

Will you find more damage once the gutter comes off?

Sometimes. Fascia rots on the hidden face, so what is visible from the ground is not the full picture, and moisture can reach the rafter ends behind it. If we find more than what was quoted, we tell you before we do anything about it.
