What is fascia, and what does it actually do?

The fascia is the board that runs horizontally along the edge of your roof, capping off the ends of the rafters. It does two jobs. It closes in the roof cavity so weather and vermin stay out, and it carries the guttering — every gutter bracket on the house is fixed into it.

On Gold Coast homes you will generally find one of three things behind the gutter:

• Timber fascia — common on older houses. It is usually painted, and once the paint film fails, water gets in and the board rots from behind where you cannot see it.
• Metal fascia — a steel capping or a full metal board. It does not rot, but it does rust, particularly along the bottom edge where the gutter sits against it and water sits in the join.
• An all-in-one fascia gutter — one piece of steel that is both fascia and gutter, clipped straight to the trusses with no separate board behind it.

Why fascia fails on the Gold Coast

Fascia sits in the worst spot on the house. It is the one part of the structure that gets rained on, runs wet every time the gutter overflows, bakes in the sun between storms, and never gets looked at because the gutter is in the way.

Rot on timber fascia

Timber fascia fails from the back. A leaking gutter join, a blocked downpipe, or a gutter that overflows in every heavy downpour keeps the back face of the board wet. The front still looks reasonable and holds its paint, while the timber behind it goes soft. That is why rot is usually found when the gutter comes off, not before.

Rust on metal fascia

Metal fascia rusts where two bits of steel meet and hold moisture — the bottom edge, the bracket fixings and the gutter join. Once rust perforates the fascia the fixings lose their grip, and the gutter starts to sag or pull away even though the gutter itself may still be sound.

Salt air on coastal and canal-front homes

Homes near the beach and along the canals sit in a marine environment, and salt-laden air is corrosive to metal. That does not mean coastal fascia fails overnight, but it does mean the material, coating and fixings matter more here than they do out in the hinterland. It is worth talking through before the job is booked rather than after — we will look at your exposure and recommend accordingly rather than fitting the same thing on every house.

Signs your fascia needs replacing

Most people notice the gutter first and the fascia second. These are the ones worth acting on:

• Gutter sagging or pulling away from the roofline, even after being re-fixed
• Gutter brackets that will not hold — screws spin, or pull straight back out
• Paint on the fascia bubbling, flaking or lifting in long strips
• Timber that is soft, spongy or splitting where you can press it
• Rust streaks, blistering or holes along the bottom edge of a metal fascia
• Daylight, gaps or bird and possum access between the fascia and the roof sheets
• Water marks running down the exterior wall directly under the gutter line
• Damp, staining or sagging in the eaves lining under the roof edge

Why fascia and gutter are usually replaced together

The short version: you cannot hang new gutter on rotted fascia. Every bracket screws into that board, so if the board is soft or rusted through there is nothing for the new guttering to hold onto. Fit new gutter to a failed fascia and you get the same sagging and the same leaks back within a couple of seasons, only now you have paid for gutter you have to take off again.

It also works the other way. To replace fascia, the gutter has to come off first — there is no way to get at the board with the guttering still on it. Once old guttering is removed it rarely goes back on cleanly, and if it was old enough for the fascia behind it to rot, it is usually near the end of its life anyway.

So the two jobs share the same access, the same scaffolding or ladders and the same day on site. Doing them together is almost always cheaper than doing them one after the other — and it is the only way to know the new gutter is fixed to something sound.

What a fascia and gutter replacement involves

We quote on the property rather than a flat rate, because no two rooflines are the same. The things that move the price are:

• Total length of roofline — the linear metres of fascia and gutter around the house
• How much of it is failed — whether it is one elevation or the whole perimeter
• Timber or metal fascia — the two are different materials and different amounts of work to remove
• Single or double storey — height changes the access, the equipment and the time
• Site access — steep pitches, tight canal-front boundaries and established landscaping all add time
• Condition of the rafter ends — if moisture has gone past the fascia into the timber behind, that has to be sorted before new fascia goes on
• Gutter profile and colour — different Colorbond profiles carry different material costs
• Downpipes and extras — replacing downpipes or dealing with eaves lining at the same time
• Distance from the water — salt exposure can affect the material we recommend

What is the difference between fascia and guttering?

The fascia is the board along the edge of the roof that closes off the rafter ends. The gutter is the channel that catches the water, and it is fixed to the fascia by brackets. Two separate components, one behind the other.

Can you replace the fascia without replacing the gutter?

The gutter has to come off either way to get at the fascia, so in practice the two go together. If the guttering is genuinely new and in good order we can talk about refitting it, but on most homes where the fascia has failed the gutter is the same age and near the end of its life too.

Can rotted fascia just be repaired?

A single damaged section can sometimes be cut out and replaced. But rot spreads along the board, and filling or painting over soft timber only hides it. If the fixings will not hold, replacement is the only fix that lasts.

Should I replace timber fascia with metal?

It is a common choice because metal does not rot and does not need repainting. It is not automatically the right call for every house though — the look of the home, the roof structure and how much salt air you get all come into it. My gutter keeps sagging even after it has been re-fixed. Why?

That is the classic sign the fascia has gone rather than the gutter. If the board the brackets screw into is soft or rusted through, no amount of re-fixing will hold, because there is nothing solid for the screws to bite into.
