What to Check, When to Check It, and When to Call a Roofer

Roof and gutter maintenance on the Sunshine Coast means checking your roof and gutters at least twice a year — once before storm season in spring, and once after the wet season ends in autumn — and clearing gutters more often if you have trees overhead. How Often Should You Check a Sunshine Coast Roof?

Two full checks a year suits most Coast homes, timed around the weather rather than the calendar. Add an extra look after any severe storm, and clear gutters more often if gum trees, pines or palms overhang the roof.

Spring — Before Storm Season

• Clear gutters, valleys and downpipes so heavy rain can actually get away
• Look along the ridge line for cracked or crumbling mortar
• Check for slipped, lifted or missing tiles and loose metal sheets
• Trim branches that overhang the roof

Summer — After Every Big Storm

• Walk the perimeter and look for tile fragments or debris on the ground
• Check ceilings and cornices for fresh damp patches or staining
• Watch the gutters during the next downpour — overflow means a blockage

Autumn — After the Wet

• Second gutter clean to shift built-up silt and leaf mulch
• Look for rust starting at screw heads, cut edges and flashings
• Check the roof cavity in daylight for pinholes of light or damp timber

Winter — The Quiet Window

• Best time to book repairs, repointing or gutter guard without weather delays
• Sort anything you flagged in autumn before the next storm season

Is It a Repair Job or Something Bigger?

Plenty of homeowners start searching for a “roof restoration” when what they actually have is a handful of faults. As a rough guide: damage confined to a few tiles, a section of ridge capping, a leaking valley or a run of tired screws is repair territory. A roof that is failing across the whole surface — widespread rust, or tiles breaking down everywhere you look — is a bigger conversation and usually a different trade specialty.

How Often Do Gutters Need Cleaning on the Sunshine Coast?

Twice a year is the baseline. Homes with gums, pines, palms or bushland close by often need three or four cleans a year, because needles and seed pods pack down into a mat that water cannot pass through.

Signs your gutters are overdue:

• Water sheets over the front edge instead of running to the downpipe
• Plants sprouting out of the gutter line
• Staining or rot on the fascia and eaves below
• Downpipes that stay silent in heavy rain
• Sagging gutter sections pulling away from the fascia

If that sounds like your place, book a gutter cleaning. If you are cleaning them three or four times a year and it still isn’t enough, gutter guard installation is usually the cheaper long-term answer — mesh keeps the bulk of leaf litter out so the gutters keep flowing between cleans.

What Can You Check Safely From the Ground?

Most of this checklist can be done without leaving the ground. Stand back from each side of the house, and use binoculars or your phone camera zoomed in.

• Ridge line: mortar that looks cracked, patchy or missing
• Roof surface: tiles out of line, dark patches, or a sheet sitting proud
• Gutter line: sagging runs, rust streaks, greenery, overflow marks
• Eaves and fascia: peeling paint, water staining, soft timber
• Inside: ceiling stains, musty smell in the roof cavity, daylight through the roof

Getting on the roof yourself is where people come unstuck. Roof tiles crack under foot in the wrong spot, metal sheets get slippery with dew, and a fall from a single-storey gutter line is still a serious fall. Leave anything that needs height access to a licensed, insured team.

Water travels along battens and framing, so the entry point is often metres from the stain. Common culprits are a cracked tile, failed ridge pointing, a rusted valley or a blocked gutter backing water up under the roof edge. It needs tracing properly rather than guessing.
