What is roof repointing?
On a tiled roof, the ridge caps (the tiles that sit over the peaks and hips) are bedded on mortar and then “pointed” — a top layer of flexible compound that seals and holds everything in place. Over time the original pointing dries out, cracks and falls away. Repointing is the process of raking out the old, failed pointing and applying a fresh flexible compound to lock the ridge caps back down and keep water out. It’s a far cheaper fix than a full roof replacement when the tiles themselves are still sound.
Signs your tiled roof needs repointing
- Cracked or crumbling mortar along the ridge lines and hips
- Ridge caps that look loose, lifted or slightly out of line
- Bits of sandy mortar debris in your gutters or on the ground after wind
- Damp patches or water stains on ceilings, especially after a storm
- A roof that’s 10–15+ years past its last repoint
If you can see mortar debris but no obvious leak yet, that’s the best time to act — repointing before water gets in is always cheaper than repairing ceiling and timber damage afterwards. If a leak has already started, you may need roof repairs alongside the repoint.
Why SEQ weather is so hard on pointing
South East Queensland throws a lot at a roof: long stretches of harsh UV that bakes mortar brittle, then sudden summer storms that drive rain sideways under any cap that’s no longer sealed. Older rigid cement pointing wasn’t built to flex with that constant expansion and contraction, so it lets go. That’s exactly why ridge caps tend to fail here years before the tiles underneath wear out.
Repointing vs rebedding vs full restoration
These get used interchangeably, but they’re different jobs:
- Repointing — refreshing the top sealing layer over sound bedding. The most common fix.
- Rebedding — when the mortar bed underneath has failed and the ridge caps need to be lifted and re-laid before repointing.
- Full restoration — repointing plus cleaning, replacing broken tiles and re-coating an aged roof.

Repoint, repair, or replace?
If the tiles are in good shape and only the pointing has failed, repointing is the obvious, affordable choice. If tiles are widely cracked or the roof is leaking in multiple spots, it may be worth weighing up a re-roof or a roofing upgrade instead.
